Beautiful views- willing to carry luggage up flight of stairs- breakfast was great, as well as dinner-great location for the Vaporetto Acari out front of hotel & next to San Marco Square if you go in the early morning or evening before tourists.

The room was acceptable but so small no way to move around with a place for your suitcase. Bathroom was fine and had a great shower. But because there was NOT an elevator you needed a shower! No bottles of water, no refrigerator, or even glasses to drink the tap water, which by the way was terrible.
We missed the fine print on the Hotel.com description about not having an elevator and biggest complaint was with Hotels.com saying that's just how it was after we made a mistake of prepaying for a the three stay.

Excellent stay!

Excellent stay: room with a view of the lagoon - small hotel very well located for visiting on foot because it is close to all the sites + vaporetto dock right in front of the hotel. Breakfast facing the lagoon (possibility of lunch and dinner). Pleasant welcome with sightseeing tips. Important information: there is no elevator.

A wonderful, perfectly located, casually elegant hotel. Classic Venetian rooms in a cozy little spot right across from the gondola filled lagoon. I loved this location because you are near the salty sea air, with the sounds of sea gulls and water, but can pop right into one of the narrow streets and inverse yourself into the labyrinth of Venice. Best of both worlds! 4 minute stroll to St. Marks Square!
Thank you to Hans at the reception for helping us with everything we needed during our stay. So gracious and kind. And thank you to Maricel who made every morning bright and delicious at breakfast. I left my purse with everything important in the restaurant, and she chased me down immediately to return it. Lovely people, comfortable, quaint, and charming hotel. I would stay here again and again!

Great location on the lagoon, with a vapporetto stop 30 yards away. Have stayed there 3 times over 10 years. I don't think it's been remodeled or updated since. No lift. Rooms small. Good dinner restaurant. Disappointing breakfast. Helpful staff. Venice has gotten crazy expensive. Probably won't stay there again.
