From terrible to less terrible
First as many have mentioned, there was not only nobody there when we arrived but we were stuck in the street trying to ring the doorbell for 45 minutes. Then thankfully a guest came and got the door open for us.
When we got to the second floor B&B lobby we met with a helpful cleaning lady who directed us to a 3rd floor room (no.2) after talking with the owners. The words to describe the room are hard to find. To say that it needs love is a true understatement. Truly I have no idea how they can get away with putting people in there (see pictures). Dirty linens, disgusting bathroom, funky smell, not functioning WIFI, nothing remotely close to the pictures we had seen online.
After numerous discussions with the cleaning lady/owners who told us the B&B was full, we finally were given the choice of 2 rooms on the second floor that were much better. To be honest, if we were given those rooms right away, I would not spend the time and energy writing this long review. The new room was OK, much cleaner and the owners left us a bottle of wine and some snacks when we came back from our late afternoon walk.
Finally, I do not understand how people can get away with running a B&B without ever being present. The potential is there but it's clearly not that important to them. A few years ago maybe, but today, you cannot justify having nobody present because of Covid.
We ended up losing a whole afternoon of precious Rome time because the owners think they can get away with stuff like this.
Hopefully this review helps you make another choice of hotel/B&B the next time you are in Rome.

Our room was dirty, dark & run down. The absolute worst thing was the bathroom - AWFUL! So small & so dirty. The toilet seat was broken and the shower was so full of mould I almost didn't want to get in it. Unfortunately the lady in the room opposite had an extremely loud & long telephone conversation at 11pm of which we heard EVERY word - the walls & doors are VERY thin. The only reason we stayed was because it was only for 2 nights. I could not have stayed another night longer. I thought we had booked breakfast online, but we were told it wasn't included. After I complained about the dirtiness of the room at check-out however we were given breakfast at no extra charge.
On the plus side - Great location for sightseeing. Nearly everything can be reached on foot. The service at reception & breakfast was very friendly & helpful. The bed was comfortable.
