We had booked one of the properties in the centre, but a boiler failure meant we had to be relocated to another property. This was seamless and well communicated and at no extra cost, but unfortunately the proeprty was a good 25 to 30 mins walk or a bus or taxi ride into the centre, which wasn't ideal and did cost us extra in taxi fares

I cannot share my experience since my experience was canceled one minute after the check-in time.
I contacted the property privately to book 2 weeks before the arrival date. The apartment I was interested in was not available according to their calendar, but it was on Booking.com. I notified the property and booked it on Booking.com. I contacted the host multiple times in the two weeks prior to check-in to see if everything was okay, and I also sent my documents and my car license plate. On the day of check-in, the host started rejecting and declaring my credit card invalid (3 different cards and multiple attempts) and refusing to answer the phone both to me and to Booking.com. At 2:01 PM (1 minute after check-in time), I was notified by Booking.com that it was not possible to confirm my stay because the property was overbooked. They knew it from the first day and did not notify me until the day itself. It is not a property managed by professionals but by people who have improvised as hosts: they refused to answer the phone for 3 hours and did not provide a word of explanation / apology. Avoid this property. People like this do not deserve the support of travelers.

property owner is not accommodating at all. I ask to stay one extra night, and he refused just out of his ass.

Everything we needed in Modena for a good price. On a quiet street but centrally located. The hotel had what we needed and check in through What’s App was easy.
