Great recommendation

Enchanting place, clean, modern and spacious room equipped with everything, including a balcony. Pool and garden with a pergola where you can eat something. We ordered a pizza with Deliveroo because they don't have a kitchen, but the bar works.
Very kind staff, the guy who welcomed us in the afternoon, less so the lady in the morning who made us pay for two toasts; since we are not two people who eat much breakfast and we had to face 20 km on foot, we made two mini toasts to take away and she made us pay for them... either we ate them immediately or they are paid for... even though we had used the minibar and the bar in the evening paying for everything... personally I saw it as a slip-up on the part of the staff... I don't think two mini toasts will make them go bankrupt... anyway, for the rest, everything is positive.

Check-in was good but the pool was closed for cleaning, it’s Italy and they were out of wine, no food to purchase on site and too far to town without a car. Front desk did make a sandwich for us from breakfast food which was very nice. Rooms are ok the “villa” is not like the photos.

Perfection

I have known the owner for years as he ran another hotel nearby, of course I had no doubt what I would find in his new hotel.... perfection.
Other things I could say would be trivial.
Excellent friendliness, very kind staff, excellent cleanliness.

Fabulous , clean , comfortable , convenient and friendly bed and breakfast Villa.

Great small bed and breakfast Villa. It is very good to visit the hilltop villages of northern tuscany. It is 5 mins from the autostrada which means good access to Pisa, Florence and Lucca and beyond.
Great breakfast with gluten free products
Comfortable bed
And most importantly friendly and helpful hosts.
Will certainly recommend and return if in the area.
