Holiday
Very nice place, several appartments to rent and excellent kitchen. Each evening they offer some special dishes. The personal is friendly and helpful. At booking you get the best advice to avoud the nasty road, so we arrived as described and just the last 200meters is dirt road. The beach is nice and clean, but for all appartments are just three „umbrellas“ available and there is no natural shadow...some space for improvement...

Hugely Disappointing
There are 60 or so steps you need to go up and down to access the beach. We booked with no information about the fact that you need to drive down unpaved and rough roads to get to the location, nothing about the fact that your view of the sea is an oil refinery and oil tankers, nothing about the fact that the place is dilapidated, the plants are all dying in need of water, the entire place looks like its fighting to survive and extremely overpriced for a room that has no amenities apart from one teaspoon, several forks, one big spoon, and some odd plates and cups. You have a wet room hand soap but sink was still dirty (blood on basin) and you make up your own bed - all for a fabulous 90 Euros a night. A complimentary bottle of water would have been nice. We also didn't like that when we mentioned that the steps were omitted from the description, the owner felt that because she has listed it in the last sentence on the Booking.com website in property information (rather than where it should be - specified near the disability section). She stated that the fact that it was completely left out of the Booking.com App was not her problem. With a 77 year old disabled mother who just had back surgery, a very upset 78 year old father with dementia and new hip replacement, I spent almost two hours on the phone in the sweltering heat with Booking.com who also did not take any accountability. The owners solution was to offer us a floor lower for the full price of an extra 50 Euros because the room was worth more....how convenient. Needless to say that room remained empty during our stay. There was no empathy, no kindness, just stubborn insistence that this was not her problem. When I suggested she could have offered the room at the same rate and we would have left her a nice review, her response was that she does not BUY reviews. How curious, as I am pretty sure that is not how it works. Hmmm...

Only negative experience in two weeks of Crete
I point out that this is the only negative experience lived in 2 weeks holiday in Crete. The sea view included three huge tankers docked in front of the beach and an industrial plant on the right. The beach is directly accessible from the hotel but was in absolute dilapidated condition (rubbish around, broken umbrellas stacked, pieces of artificial sponge in the sand and large rusty nets on the edges of the beach). The rooms were completely bare and furnished with a garden table and some plastic chairs, so not suitable for dinner. Two out of three beds creaked that they couldn't move at night. The "kitchen" consisted of two malfunctioning electric hotplates, a pan and some crockery. A mini fridge that we had to turn off at night because it emitted complaints every 10 minutes. Obviously there is no trace of kettle, coffee maker, hot plates... all things we have always found in apartments that, by the way, cost much less. So basically it's impossible to cook even one plate of pasta. In addition the Villa is situated in an area completely isolated from everything: the first Villa object with a mini market is almost half an hour away by car, there is only one decent tavern nearby, to get to the Villa there is a dilapidated road and the last stretch is completely dirt in critical condition and very steep, so go there and there you stay, period. Finally I add the only opinion that can be considered subjective about the attitude of the owners that personally seemed unwelcoming and cold. Not that they were hostile, because they answered my questions, but nothing to do with the sunny and welcoming attitude that made us fall in love with Crete. In summary, better to avoid Villa Koutsakis, there are countless other better and even cheaper places to spend your days.

Right at the beach.
The hotel is almost on the beach , and you get free umbrellas.
Not a fancy place , but clean and very relaxing.
The best is the food , homecooked meals every day , absolutely fantastic !
I would really recomend this place.

Just One night
In this beautiful Place so I can't Say very much but we have been welcomed by very friendly and warm owners that helped us to plan our route for the following day, we left very early so they provided us a scrumptuos breakfast for the following Morning, the home made cake was delicious and the Place... So relaxing and cozy, a stunning view on the Sea.
Beware to follow the indications from Mires to get there and avoid GPS/Google or you Will face a Crazy route in the Middle of nowhere.
